1st arrival / departure:
Arrival from 3 pm local time. Departure must be no later than 12:00 noon on the day of departure. If the departure time is exceeded by more than 60 minutes, an additional overnight stay will be charged. Other arrival and departure times can be agreed individually with the landlord. A (pro rata) refund of the rent due to early departure will not be made.
If the tenant does not show up by 11.59 p.m. on the day of arrival, the contract shall be deemed terminated after a period of 24 hours without notification to the landlord. The landlord or his representative may then freely dispose of the property. A (pro rata) refund of the rent due to early departure will not be made.
2. special requests and additional agreements
are generally possible. They require written confirmation by the landlord. The type and size of pets must be stated.
3. payment
The rental contract becomes valid when we send you the booking confirmation by email.
- The deposit of 50% of the rental amount is due for payment within 3 working days of receipt of the booking confirmation. The remaining 50% of the rental amount is payable in cash at check-in.
- For bookings made at short notice (up to 14 days before check-in), the deposit of 50% of the rental amount is due for payment within 1 working day of receipt of the booking confirmation. The remaining 50% of the rental amount is due in cash at check-in.
- If the payment deadlines are not met, the landlord may withdraw from the contract. Non-payment is deemed to be a withdrawal and entitles the tenant to re-let the property. Additional costs for energy, water and waste will not be charged.
4 Cancellation policy:
You can withdraw from the contract at any time. The withdrawal must be made in writing. In the event of withdrawal, you are obliged to compensate us for the damage incurred.
- You will receive a 100% refund if you cancel at least 48 hours after booking, if the booking was made at least 14 full days before the local check-in time of the accommodation.
- You will receive a 50% refund if you cancel 14 full days before the local check-in time of the accommodation. If 50% of the booking has been paid, no refund will be issued and the remaining 50% will simply not be charged.
- No refund if canceled less than 14 days in advance, or guest breaks off stay early after check-in.
In each case, the date of receipt of your cancellation notice counts. You can provide a replacement person who will enter into your contract under the conditions stated. A written notification is sufficient.
5 Obligations of the tenant
The tenant undertakes to treat the rented items (rented property and inventory) with care. If damage occurs to the rented property and/or its inventory during the rental period, the tenant is obliged to report this to us immediately. Defects and damage discovered on arrival must be reported to us immediately with photographic evidence, otherwise the tenant is liable for this damage. A reasonable period of time must be allowed for the rectification of damage and defects. Claims arising from complaints that are not reported immediately on site are excluded. Complaints that are only received by the landlord at the end of the stay or after leaving the vacation home/apartment are also excluded from compensation. In the event of any service disruptions, the tenant is obliged to do everything reasonable within the scope of his legal obligation to help remedy the disruption and to minimize any damage that may have occurred. On the day of departure, the tenant must remove personal belongings and remove coarse soiling. The house rules must be observed (see our house rules).
6. data protection:
The tenant agrees that in the context of the contract concluded with him necessary data about his person will be stored, changed and / or deleted. All personal data will be treated with absolute confidentiality. Details of the data protection agreement can be found under “Data protection”
7. liability:
The invitation to tender has been prepared to the best of our knowledge. No liability is accepted for any impact on the rented property caused by force majeure, normal power and water failures and storms. Similarly, no liability is accepted in the event of unforeseeable or unavoidable circumstances such as official orders, sudden construction sites or disruptions caused by natural and local conditions. 8 Final provisions:
Photos and text on the website or in the flyer serve to provide a realistic description. The 100% correspondence with the rental property cannot be guaranteed. The landlord reserves the right to make changes to the furnishings (e.g. furniture), provided they are of equal value. Should one or more provisions of these terms and conditions be or become invalid, this shall not affect the validity of the remaining provisions.
